Man revives bid to turn working chicken farm into housing

Geoff Perry, whose family has run a farming businesses since the 1800s, wants to transform an agricultural building at Dole Poultry Farm on Doles Lane in Bradwell.

If approved, the plans would see the creation of three single‑storey homes, including two with one bedroom and one with two.

It is the second time a similar scheme has come before Great Yarmouth Borough Council.

Planners rejected an earlier bid last year over fears new residents would be hit by noise and odour from the working farm, and the Planning Inspectorate later dismissed an appeal.

But Mr Perry has applied to the council again, and says the new application addresses the concerns raised by officials.

The new plans include a noise impact assessment which says the proposed development would result in "acceptable noise levels for future occupants".

Consultants also said that nearby farm activities could continue “without significant adverse impacts”, provided mitigation such as upgraded glazing and a 1.8m close‑boarded fence installed on the western and southern boundaries.

The site forms part of Doles Poultry Farm and the building is currently in active agricultural use associated with poultry rearing.

However, a design and access statement says demand for the poultry unit has dropped in recent years - blaming pressures on the sector and avian flu restrictions - and argues the building is now becoming surplus to requirements

Mr Perry is applying under Class Q ‘prior approval’ rules, which allow some farm buildings to be turned into homes without full planning permission, as long as issues such as noise, flooding and highway impact are checked by the council first.

The plans also include associated external alterations including partial demolition, the insertion of windows and doors, and the erection of a 1.8m high fence.

Residents can submit comments on the plans by searching for 06/26/0091/PAD on the borough council's planning portal, with a decision expected by early May.
