Mitchell Demolition has lodged plans with Broadland District Council for 28 homes in Sprowston's Lusher's Loke.

This would require the demolition of existing buildings on the site which is located between School Lane and Breydon Road.

The existing access off Lusher’s Loke through wide double gates would be removed with a further access provided into the site from the northwestern corner.

Barbara Winter, 85, who has lived in Breydon Road for 30 years, has concerns about more vehicle movements in the area if the application is approved.

She said: "Breydon Road is narrow enough and everyone parks on the pavement.

"There is a sign saying the Lusher's Loke bridleway is for horses. People who come from outside Norwich to deliver parcels use their SatNav and it brings them there.

"They then get stuck and need help backing out."

Mitchell Demolition has stated the application provides an opportunity to "regenerate the commercial site" and "tidy up" the area.

In submitted planning papers, the developer says the new homes "would not significantly increase traffic movements" and "would not have an impact" on nearby homes.

But Derek Wright, 76, who has lived in nearby Neville Close for 45 years, said: "The plans are not fit for purpose.

"We have got people walking to school with children, cyclists and dog walkers in the area and there is no passing room in the bridleway.

"Some people have multiple cars and visitors so there could be more than 100 extra cars if this application goes through."

The site was established as a builders' yard in the 1930s.

A previous planning application to extend the yard for mixed commercial use was withdrawn in 2019.

Natasha Harpley, Labour district councillor for Sprowston, said: "This is a disaster waiting to happen. There are already large vehicles which are not able to reverse.

"They are not going to sell the Scout's land so there is little access and it is going to cause a bottleneck. It's just not suitable."

Mitchell Demolition said it appreciates the concerns raised and stated all highway and access matters will be addressed during the planning process.
