Possible sites for thousands of new homes revealed

The plan will set out how and where development, including housing, employment land, and supporting infrastructure, should take place across the region up to at least 2044.

A call for sites, held between October 20 and January 9, invited developers, landowners, and other interested parties to put forward land they believe is suitable for future development.

All submitted sites have now been published on an interactive map.

Among the major proposals are large parcels of land near Beccles.

They are south of Shadingfield and north of Brampton Street, which have been submitted for a mix of housing, commercial, and leisure uses, as well as associated infrastructure.

A large piece of land to the south of Lowestoft, near Carlton Colville, is also earmarked for development.

Land to the south of Halesworth has also been put forward for housing and green infrastructure.

The exact amount of housing to be planned for is set by the government through a formula called the standard method.

As of October 2025, this required East Suffolk to plan for 1,667 homes per year, an increase of around 80pc compared with current Local Plans which are to allocate 916 homes annually.

At this stage, the council is not inviting public comments on the submitted sites.

However, there will be opportunities for locals to have their say in the later plan-making process.

While inclusion on the map does not guarantee development, it does increase the likelihood of planning permission being granted in the future.

It may also make it easier for the council to resist proposals on land that has not been identified for growth.

Another significant area shown on the map for development is land to the south of Beccles and southeast of Worlingham, which is already progressing through the planning system with a proposal for more than 700 homes.
