Norfolk village stables could become new family home

Matthew Barnett has applied for planning permission to convert the stable block at Summer Meadow Stables in Filby into a three-bedroom household.

The application to Great Yarmouth Borough Council proposes to change the use of the stables to a domestic dwelling.

The site was gifted to Mr Barnett by his grandfather 26 years ago and he has since operated the building and adjacent land as commercial stables for nine years.

It is located to the south of the A1064 between Filby and Caister and contains an L-shaped stable block.

The stables were granted planning approval in 2013 and built in 2014.

However, they now contain only one horse and its use is no longer considered to be financially viable.

Given his family connection to the land, Mr Barnett now wants to use the building as a custom-build family home.

The current structure, which contains five individual stables, would be re-used and retain the existing concrete floor slab, as well as the current driveway.

An open plan living room and kitchen would be built, with three en-suite bedrooms, an office room, toilet, plant room and snug room also created.

No boundary works would be needed, leaving the hedgerows, boundary post and rail fencing untouched.

Mature trees lining the street would also not be touched.

In addition, the proposal seeks to add electric vehicle charging points onto the site and install solar panels on the roof with battery storage.

It would reduce the rear concrete yard and convert it into a garden, while the hard car parking surface would be reduced to create a smaller residential driveway.

A decision on the planning application is expected by April 2.
